Running a short-stay property is different from organising a normal house clean.
A turnover has a deadline. One guest checks out, another is arriving, the property needs to be cleaned, reset and ready on time, and there usually isn't much room for delays.
That means Airbnb cleaning in Melbourne is generally better thought of as a turnover service, rather than simply hiring a cleaner by the hour.
At AusWide Turnovers, standard turnover cleaning starts from $135 including GST for a 1-bedroom, 1-bathroom apartment. The final cost depends mainly on the type and size of the property, along with any linen, laundering or consumable requirements.

Larger 5 and 6-bedroom homes are also supported, with pricing based on the configuration of the property.
These are standard turnover prices. The exact setup can vary depending on the property, linen requirements and the level of support required between bookings.
What Affects the Cost of an Airbnb Turnover?
The biggest factor is usually the size and configuration of the property.
A 1-bedroom apartment is naturally a different job from a 4-bedroom townhouse with multiple bathrooms and beds to prepare.
The number of beds also becomes important when linen and laundering are involved. Two 2-bedroom properties may have the same number of bedrooms but completely different sleeping configurations.
Other factors can include the property type, access arrangements, linen setup, consumable requirements and any property-specific instructions that need to be followed during each turnover.
This is why onboarding matters. Once the property setup is documented properly, the turnover can be repeated consistently without the host having to explain the property every time.
Airbnb Turnover Service vs Hiring a Cleaner by the Hour
This is one of the biggest differences to understand when comparing Airbnb cleaning prices.
An hourly cleaner is generally being paid to clean for a certain amount of time.
A short-stay turnover service is built around a different outcome:
the property needs to be ready for the next guest.
That means the service is organised around the booking schedule rather than just the number of cleaning hours.
With AusWide, the property's booking calendar can be connected during onboarding so upcoming turnovers are scheduled around the checkout and check-in dates.
From there, the turnover can be managed through one system rather than the host having to manually organise a cleaner after every booking.
The property is cleaned and reset, the agreed linen and consumable requirements are handled, and completion reporting gives the host visibility once the job is finished.
For hosts managing recurring bookings, the value is not just the physical clean. It is having the turnover process handled consistently between guests.
How Much Does Airbnb Linen Cost?
There are two common ways to handle linen.
You can use your own linen, or AusWide can supply linen for the property.
Our current linen supply pricing is:
| Property | Turnover Price |
|---|---|
| 1 Bedroom | +$15 per turnover |
| 2 Bedrooms | +$30 |
| 3 Bedrooms | +$45 |
| 4 Bedrooms | +$60 |
| 5 Bedrooms | +$75 |
| 6 Bedrooms | +$90 |
Laundering is charged at $14.50 per bed per turnover.
If you already own your linen, that is completely fine as well. Used linen can be collected and laundered as part of the turnover setup.
For recurring short-stay properties, we generally recommend having enough linen available to avoid the next turnover depending on the previous set being washed and returned.
What About Consumables?
Consumables can be handled in two ways as well.
Some hosts prefer to buy and supply their own stock. In that case, AusWide can manage the consumables during the turnover and keep an eye on inventory at no additional charge.
Alternatively, AusWide can supply the standard guest consumables as an add-on to the turnover.
This can include the usual bathroom, kitchen and guest essentials, with stock replenished according to normal guest usage.
For operators managing several properties, having cleaning, linen and consumables coordinated through the same turnover process can reduce the amount of day-to-day organising required between bookings.
Why Two Similar Airbnbs Can Still Have Different Requirements
Bedroom count gives us a good starting point, but it does not tell the full story.
For example, two 2-bedroom apartments might both be advertised as 2-bed, 2-bath properties.
One might have two beds and straightforward access.
The other might have four sleeping positions, multiple linen configurations, building access instructions, a lockbox, specific consumable requirements and a detailed presentation standard.
The base cleaning price may be the same, but the way each property needs to be serviced can be very different.
That is why we onboard each property individually.
For new properties, our Head of Quality can oversee the first turnover and document the property-specific requirements for the cleaning team. Those instructions then become the reference point for future turnovers.
Can Airbnb Cleaning Be Automatically Scheduled?
Yes.
For hosts using Airbnb or a property management system, the booking calendar can be connected as part of the onboarding process.
That means the turnover schedule can follow the property's actual bookings rather than relying on the host to message a cleaner every time a reservation is made or changed.
This is especially useful for:
- recurring bookings
- multiple properties
- operators using a PMS
- last-minute reservation changes
- properties with frequent turnovers
The aim is to make the cleaning side of the property operate in the background instead of becoming another task the host has to manage after each booking.

Is the Cheapest Airbnb Cleaner Always the Cheapest Option?
Not necessarily.
The price of the clean is only one part of the turnover.
If the host still needs to manually organise every booking, coordinate linen, check whether consumables are running low, chase completion photos and find someone else when their cleaner is unavailable, then much of the turnover is still being managed by the host.
For some hosts, that is completely fine.
For others, particularly those with recurring bookings or multiple properties, the goal is to reduce how much involvement is required between checkout and the next check-in.
That is where an end-to-end turnover service starts to make more sense than comparing cleaners purely on an hourly rate.
